Nottingham (as well as the rest of the UK) is currently suffering from a distinct lack of student housing—as of 2015, the city only has the capacity for 16,525 student beds
for both the city’s universities, meaning that a huge 37,000 (69.2%) of students are not housed by their respective universities.
This has forced students to look elsewhere for alternatives, with Knight Frank indicating that a huge 35% of students in Nottingham are willing to pay a premium for high-quality bespoke accommodation. The student market on the whole is so strong in the city of Nottingham that its student population has contributed 34% to the city’s overall population growth of 14.5%.
Therefore, it is no surprise that student accommodation as an investment asset is growing from strength to strength. Investors are increasingly enamoured with the low void periods, growing rents and higher-than-average yields that student accommodation in Nottingham offers.
The City Council’s Housing Nottingham Plan 2012-2015 highlights the imbalance of demand of students looking for affordable lodgings, creating ‘an overconcentration of students in some areas’. This has resulted in the council actively encouraging private developers to provide bespoke student housing, in order to free up housing for local families in the over-concentrated areas
Supply is low and rental demand remains buoyant, result in increasing rental income and at or near maximum occupancy rates.

An extremely well connected city, Nottingham is accessible by rail, tram, bus and air. Nottingham’s transport system has recently undergone an extensive revamp to make it one of the most efficient in the country. Its system was modernised at a cost of £200 million to establish the Nottingham Express Transit, and the main train station is undergoing a £50m transformation, making transport seamless for the city’s residents.
However, this system does not just benefit local residents—Nottingham is a hotbed for tourism, with many tourists using the transport system to visit Nottingham’s many famous landmarks. The tourism industry in Nottingham is pivotal to the city’s lifeblood, contributing around £139m annually to the local economy.
Most notably, Nottingham has recently been voted as having the best student night out in the UK, a result of a booming nightlife found in any one of the 400 clubs, pubs and café bars that line the city. This thriving scene helps make Nottingham an extremely popular destination for students. There are over 60,000 students in Nottingham studying at the historic city’s two universities, The University of Nottingham and Nottingham Trent University.
