Price rises now more evident outside London and South East

According to the LSL/Acadata House Price Index, released on Friday, UK prices (not including London and the South East) rose about 5% throughout England and Wales, compared to one year earlier. With London and the South East included, the national rise is 10.5%.

However, Q3 transaction volumes reflect a change in trends regionally, with the number in London and the South East in Q3 2014 rising just 2.7% compared to Q3 2013, whilst transactions in all other regions rose between 13.7% and 22.4% over the same period (averaging 15.4%).

This was reflected by London prices only rising 0.4% in September (the lowest rise in 15 months)

October had the highest number of actual sales in seven years, driven by the uplift outside of London - the volume of transactions is usually a good indicator of momentum in the underlying market
